You have plans drawn up, warrants approved, now it's time to build. Bellow is a simple step by step guide on how we approach the construction process from start to finish.
Our Building process
Step 1: Say Hello
Discuss your project
Give us a call, email, or fill out our enquiry form so that we can get an understanding of what you have in mind, what your vision is, and what stage you are currently at. We will ask you a series of questions to understand exactly what is you are looking for, and what you will need to progress things forwards.
Personalised Consultation
We will either arrange to meet you at the location of your property/site, or if easier, we can meet at our offices in Edinburgh city centre. We will explore the details of your project, conduct a measured survey if appropriate, go over drawings and designs, and look at potential challenges that may be faced. We can spend some time discussing any key details or concerns you may be having about what lays ahead, and we can go over what to expect during the build process.
Project Action Plan
At this stage. we will put together a detailed series of documents for your project. This will include a bill of quantities, a detailed schedule of works, and a proposed budget and cost schedule. We charge a flat fee of £199 (including VAT) to produce these documents. They are yours whether you chose us for the build phase or not, however, included in this bundle will be all our terms and conditions and appointment letter should you wish to continue.
Step 2: The Build
Building Control and Planning
We will handle all planning permission and building control communications and paperwork to ensure that all requirements are met. We will liaise with the local council and relative departments throughout the building works, and provide them with all relevant information as stipulated within the planning consents.
Communicating with neighbours
Building work can be disruptive, so we will let your neighbours know exactly what’s going to be happening, how long the work will last and seek permission if we may need access to their property. We will always inform, respect and show courtesy to those affected by our work and strive to minimise its impact.
Health and safety
As per Construction Design Management regulations (2015), we can act as Principle Designer and handle all matters of health and safety compliance. We take account of the health and safety risks to everyone affected by the work (including members of the public) and plan and manage the measures needed to control them. We ensure all employees and subcontractors have site-specific inductions and have the skills, knowledge, and experience to carry out their work safely.
Communication
We hold regular meetings with our clients during the construction phase to ensure they’re fully aware of how the project is progressing. This means if any issues arise, or a client changes their mind about a certain aspect, it can be dealt with quickly. You will be given your own personal login to BuilderTrend, our project management software, where you can see daily progress reports, daily pictures, and real-time progress and cost trackers.
Step 3: Handover and Completion
Snagging list
Nearing completion of the project, we walk around with the client and assemble a snagging list of the remaining items of work to be completed, as outlined in the original contract.
Building control inspection
A council inspector will check our work has been completed in accordance with the approved plans and specification and complies with the standards required by Scottish building regulations.
Tidy up
Removing all waste, rubble and scaffolding from site. A team of professional cleaners will give your property a deep clean.
Move in
Welcome to your new home!
Certificates handed over
On completion we provide clients with all guarantees, test certificates and warranties from manufacturers and suppliers.
Follow up calls after one, three, six and twelve months
We check in on our clients to ensure they are happy with their new home and put right any defects that may have appeared over time.
Our Quality Guarantee
Communication
With Edinburgh Construction, at no time will you be left in the dark during your build. You will have constant contact with your appointed Project Manager regarding any questions or queries you have. Your will also have you own unique login to our project management system 'Buildertrend', where you will be able to access daily updates in real time, photos and project information, as well as live costs and schedule tracking.
On Time
With our experience and expertise in house renovations we will be able to provide an accurate and direct timeline of when your new home will be ready for you to enjoy. This ensures you can plan and prepare accordingly
Quality
We guarantee that high level of quality will be achieved in everything we do. Our '55 Point Quality Control Checklist' means we adhere to our high quality standards for all works.
New Build Warranty and Guarantee
As standard, all of our work comes with a 10-year builders snagging and defect guarantee. We can also offer a 12-year New Build Warranty to give you peace of mind that your home is built to the highest standards in compliance with modern building regulations
Built to Budget
Concerned with the build being over budget? Don't be, we adhere to our word on what we quoted you, so you know how much your dream home will cost you without the fear of nasty surprises ruining the process. Any variations you want throughout the build will be priced and sent you for your approval before work begins.
